What is the difference between RICS Level 1, 2 and 3?
Level 1 is a concise condition report for conventional homes in good order. Level 2 adds more detail on defects and likely repairs and is the usual choice for a straightforward house. Level 3 is the building survey: a deeper inspection and more advice, used for older, larger, unusual or heavily altered property.
Is a mortgage valuation the same as a home survey?
No. A mortgage valuation is for the lender, to check the security of the loan. A RICS home survey is for you, and reports on condition so you can decide whether to proceed or renegotiate.
Do I legally need a survey when buying in Wales?
It is not a legal requirement in England and Wales, but it is strongly advisable. The survey is one of the few pieces of independent advice you receive before you commit.
Which survey do I need for an older or unusual property?
Usually Level 3. Tell us the age, construction and any alterations when you book a survey and we will confirm.
